The janitorial industry has a trust problem

Most businesses don’t go looking for a new janitorial company because things are going great. They start looking because…

…the crew changed for the third time this year

…the salesperson who did the walkthrough was never seen again

…the price looked right, but the service didn’t measure up

…they’ve had to call the cleaning vendor every other week to make sure they show up

…emergency calls got normal-time responses, regular calls got no responses

If any of that sounds familiar, you already know what a bad janitorial relationship costs…not just in dollars, but in time, attention, and frustration.

There’s a better version of this.

CityJan Inc is here to bring it to you.

28 years. Two states. One standard.

These aren’t vanity numbers. They’re the result of doing the same thing, the right way, for a long time — and earning enough trust that clients don’t leave.

What we actually stand for

A lot of janitorial companies say the right things, but don’t really mean them.

Here’s what we say, and what we mean when we say it.

Personal Leadership.

Our owner doesn’t just sell you, he shows up for you. Gregg personally visits every client — and not just at the sales walkthrough, at your facility on an ongoing basis. That’s not industry standard, and that’s the whole point.

Customer Obsession.

We’re not satisfied until you are. The relationship doesn’t end when the contract is signed. We ensure proactive communication, fast responses, monthly check-ins, and a genuine investment in whether you’re happy.

Full Ownership.

Care is what separates a clean building from a well-kept one. When you bring us in, your building becomes our home — and we clean it like company’s coming over tomorrow. Your building says something about your business. CityJan is here to make sure it says the right thing.

People First

We treat our people well so they’ll treat your space like their own. We believe in fair pay, stable scheduling, and low turnover, because a crew that stays is a crew that knows your building.

Independence

We’re one company and we’ll never franchise, so we’re always accountable for giving you our best. When something’s not right, there’s one person responsible and you know exactly who that is.

Responsibility

Maintaining the environment people work in every day isn’t a commodity or a transaction. We see your clean working space as our professional obligation, humble service, and personal calling.

Your building speaks about your business.

CityJan makes sure it says the right thing.

28 years ago, Gregg Layer made a bet on himself

In 1993, Gregg Layer was waiting tables in Philadelphia when one of his regulars — a commercial cleaning company owner — offered him a job. He spent the next three years learning the operations side of the business from the inside out: the crews, the chemicals, the client relationships. Then he spent two more years learning sales.

In October 1998, he moved to Atlanta, incorporated CityJan, threw a vacuum cleaner in the back of a used car, and started knocking on doors.

Atlanta was a gamble. He didn’t know the city, didn’t know many people, and was burning the candle at both ends — building a business during the day and working a restaurant job at night just to keep the lights on. But he believed Atlanta was a city that rewarded people who showed up and did the work. Turns out he was right.

Twenty-eight years later, CityJan serves commercial properties across Georgia and Tennessee — more than 70 accounts and over 1.5 million square feet. It’s still independently owned. Gregg still walks every new facility himself. And the standard he set in 1998 hasn’t changed.

Somewhere along the way, the work stopped feeling like just a business and started feeling like something more — a genuine way of serving the people and communities that trusted him with their space. That hasn’t changed either.

We know your industry

Every facility has its own rhythms, risks, and standards. CityJan has spent 28 years learning what “clean” means across all of them.

Offices & Property Management.

Entryways, lobbies, workspaces, conference rooms, break rooms, and restrooms — the places your team and clients see everyday. We maintain the standard that makes people proud to show up and comfortable to stay.

Warehouses & Logistics.

High-traffic floors, loading docks, break rooms, restrooms, administrative offices. We work around your production schedule and operational rhythm so the cleaning never gets in the way of the work.

Manufacturing Facilities.

Plant floors, administrative offices, conference rooms, break rooms, restrooms. We understand the pace and the stakes, and we build cleaning plans that fit around your operation, not the other way around.

Houses of Worship.

Congregation halls, classrooms, kitchens, activity centers, administrative offices, restrooms. Every house of worship has its own seasonal rhythm — busy around holidays, slower in summer — and its own standards. We know how to step up when you need us and manage proactively when you don’t.

Don’t see your industry listed? Let’s talk. If it’s a commercial property, we’ve probably cleaned one like it.

How it works

Most janitorial relationships start with a generic proposal and a hope it works out. Ours starts differently.

Step 1: Gregg walks your facility.

Not a sales rep or an estimator. Gregg, the company owner and CEO, personally visits every prospective client, walks the space with you, and asks the questions that actually matter to you: your schedule, your priorities, your pain points, the standard you’re trying to hold. He’ll point out things you may not have noticed. He won’t badmouth your current vendor. And he won’t waste your time. (You wear a lot of hats. He gets that.)

Step 2: You get a custom plan within 24 hours.

Based on what Gregg learned in the walkthrough, you’ll receive a cleaning plan and pricing built specifically for your facility – not a template with your name dropped in. Pricing is delivered within one business day of the site visit, everytime. When you’re ready to move forward, we set everything up with you within 5 business days.

Step 3: We check in every month.

Once we get started, a member of our team reaches out monthly to ask how things are going, flag anything we’ve noticed, and make adjustments before small issues become real problems. The relationship doesn’t go quiet after the contract is signed. That’s not how we work. One more thing: every CityJan contract is month-to-month. No lock-ins, no auto-renewals, no fine print designed to trap you. If you ever want to move in a different direction, thirty days notice is all it takes. We think that’s how it should be.
